Our private road network is the lifeline of Oak Ridge Estates—providing safe access for every home, enabling emergency response, and preserving property value. This page explains how our roads are maintained, what each homeowner contributes, and how the CC&Rs keep everything fair and transparent.
đź“– 1. Overview of Community Roads
- Network length: ~2.7 miles of paved and graded roads
- Usage: Daily resident traffic, service vehicles, fire and medical emergency access
- Maintenance partners: Local grading and paving contractors selected by the Road Maintenance Committee
💵 2. Residents’ Financial Commitment
Each Assessed Lot Owner agrees to a fixed annual assessment that covers all routine upkeep and major repairs:
- 2025 assessment rate: $858.63 per parcel
- What it covers:
- Grading and pothole repair
- Dust control and drainage maintenance
- Seasonal crack sealing and repaving projects
- Payment schedule:
- Invoices issued by May 1
- Payment due by July 31
Roads do not upgrade or maintain themselves. Bridges do not repair themselves or rebuild themselves.
⚖️ 3. CC&Rs & Cost-Sharing Framework
Our Covenants, Conditions & Restrictions (CC&Rs) set out:
- Who pays:
– All “Assessed Lot Owners” (i.e., lots that have sold) share 100% of costs. - How costs are split:
– Equally, on a per-parcel basis. - Decision-making:
– A volunteer Road Maintenance Committee reviews bids, approves budgets, and recommends assessments. - Amendment process:
– Any change to assessments or funding rules requires a majority vote of assessed owners in a duly-noticed meeting.

- Fairness: Every occupied lot pays the same rate, regardless of usage.
- Transparency: Committee financial reports and contractor bids are shared 30 days before our annual meeting.
- Responsiveness: Homeowners can ask questions, suggest projects, or raise concerns at the annual July meeting.
- Resilience: Well-maintained roads reduce vehicle damage, control dust, and ensure first-responder access during emergencies.
